Cost Containment and Control
CAPCOM excels at controlling and lowering costs. While all management companies claim to control costs, the truth is they only try to save money by relying on processes as opposed to active management. For example, when making repairs or seasonal maintenance (i.e. snow plowing) most management companies will tell you they require three bids. What they don't tell you is when all three bids are too high and they simply accepted the lowest, and therefore, Ownership still paid too much. While CAPCOM certainly gets a least three competitive bids, we invest the time and effort to understand the components of a bid (time, material, labor, etc.) so we know what something costs. Therefore, we not only compare the bids but negotiate a true lower price. More importantly, we take the time to get to know the contractor. What are they like? Are they competent and experienced? Do we like them? Do we trust them? These intangibles will have a significant impact on the business relationship and can only be measured by our experienced and senior people.
